Project Description:
The total proposed site is approximately 33 acres with 3 proposed buildings. The structures are 20,000 square feet, 95,000 square feet and 25,000 square feet. An existing topographic survey was performed for this site, as well as an ALTA survey. The survey provided the site with the existing grades, and provided accurate surface features locations and dimensions.

On site improvements involved grading three new buildings with the appropriate parking lot design for these buildings. ADA specifications were incorporated in all design facets of the project. The new grading plan also included the design of a 2.8 acre-foot detention pond. This project also included a 10' trail extension along a section of the La Foret Trail.

JR Engineering prepared plans for the 8” water main and fire hydrants on site. Fire hydrants were located as required by the Fire Department criteria on the new site plan. Sanitary sewer was constructed with an 8” mainline from the existing sanitary sewer mainline to the buildings. A storm system was also incorporated on the site. A series of inlets are placed around the site parking lot to convey surface flows to the proposed pond. An outfall system was also designed for the detention pond.
